One of the more anticipated real estate projects this year is the redevelopment of the 88-acre Village Green property.

It will be Fayetteville’s first major mixed-use project – a combination of residential, office and retail space. Heavy machinery can be seen grinding along the property near the corner of Village Drive and Robeson Street. Workers are busy on the first part of the project, a 60,000 square-foot building that will house Fayetteville Orthopaedics & Sports Medicine which has purchased a large portion of the first floor. The office building will have a patio overlooking water, a first for Fayetteville.

“This is an important day for The Offices at Village,” said owner Franklin S. Clark at a January groundbreaking ceremony. “We foresee a great deal of growth in the coming months.”

Many in Fayetteville eagerly anticipate the part of the project that is expected to bring upper-end stores to town. Jared Fryer is president of Village Green Real Estate & Development.

“A lot of people seem to be excited about it,” he said recently.

Fryer said he envisions an upscale grocery store or other retailer to anchor 125,000 square feet of retail space. He describes a Main Street look with colonial architecture and a mix of food and fashion with living space on top.

For now, these ideas are just that – ideas. Fryer and Clark say they are waiting for the right retailer to come along. For now, work continues on the office building. This summer, work begins on a residential development for seniors.
